This allows me to be able to advise my client on the price we feel would be fair to pay. This Buyer Agency contract also allows me to point out any and all flaws in the home. My Buyer Contract also has an Automatic Cancellation Guarantee. What does this mean to a buyer? It simply means that if I don't do what I promise to do then they can fire me and move on to another Realtor. I take my commitment seriously, just as serious as my buyers look at their employment. If they didn't show up to work for a week they wouldn't expect to have a job, and I look at it the same way. There are a lot of REALTOR®'s out there who do a great song and dance and promise you the world in service, but in turn abandon you. Selling a home can be one of the most stressful times in a person's life. The thoughts of trying to sell a home, and buy a home at the same time is difficult. This is where you need a professional who can assist you through the process to do both simultaneously. Before I list a property for Sale I do extensive research on the market trends. This research ranges from your competition, current market value, and the absorption rate in your subdivision, school district, and county that you live in. Everyone of these factors has to be extensively dissected so we are able to make the most informed decision as far as price. The lack of this crucial information ultimately could determine whether your home will be the next home to sell or not. As a service for my sellers I provide an accredited Home Staging professional who can come in and stage your home for sale. This allows your home to stand out from the rest of your competition. Home Staging has been proven to reduce the time on the market, and net a higher price for the Seller. I also provide extensive marketing ranging from print, Internet, and professional networking. I ID and track where all of my leads come from through an automated system. I have performed extensive testing on all sorts of advertising mediums which allows me to advertise where I know the buyers are at. Communication is the key for success. I communicate with everyone of my sellers at a minimum of once a week. This call consists of an update of all the advertising, feedback from any or all showings, and market trends. I feel if the lines of communication are always open, together we can achieve what we set out to do. My listing contract also has an Automatic Cancellation Guarantee. This means that if you are unhappy with my services you can cancel the listing contract at any time (prior to an offer) and hire another Realtor to market your home. It is taking the risk out of the risk.
